High-Rise Brownfield Development

Brownfield development services contracted by national retail client for high-rise property project adjacent to major Texas university.

Modern Geosciences was contracted by a national retail client to assist with a planned lease space within this 17-story building adjacent to a major Texas university. The building was under construction when strong petroleum odors were noted during pier installation. Modern coordinated with other parties representing the owners and construction company to develop a comprehensive understanding of the Site and soil management practices. Modern performed Phase I ESA and additional Phase II site investigation efforts to evaluate soil, groundwater, and soilgas. Based on the multi-media data, Modern was able to develop site-specific models to complete a Vapor Intrusion Evaluation using both state and federal criteria. Based on the predictive models, site-specific data, and planned development needs, no Vapor Intrusion Conditions were identified and additional mitigation was not required. Additionally, Modern was able to assemble the collected data to satisfy the client for an Innocent Owner/Operator Certificate from the state providing concurrence from the state that our client was not responsible for the release.
