Commercial Property Consolidation

Concerns evaluated and addressed for 15 adjacent North Dallas commercial properties slated for consolidation and redevelopment.

Modern Geosciences was asked to evaluate and address concerns for 15+ adjacent commercial properties in North Dallas. Each property had commercial and industrial operations dating back to the 1930s. Environmental concerns across the multi-property assemblage included gas stations, car repair, tire manufacturing, large-scale tree nursery operations, and a wood preservation facility. Numerous Phase I ESAs and Phase II site investigations were completed to develop a comprehensive site closure plan. A Municipal Setting Designation was completed to address groundwater impact, and targeted soil excavation was used to address soil impact. Data was collected into a central GIS system to complete regulatory reporting as well as allow evaluation of vapor intrusion concerning selected planned reuse. The fully assembled property was closed through the Texas Voluntary Cleanup Program.
